Ask Moire | Central Florida Real Estate FAQs
Expert Answers for Sellers, International Property Owners & Investors
Selling a luxury home, vacation property, or investment condominium in Central Florida requires more than simply finding a buyer. It takes accurate pricing, strategic marketing, specialized market knowledge, and careful management from listing through closing.
I’m Moire McKibbin, International Realtor, and listing specialist with Moire’s International Realty. I was born, and bred in Ireland, and from Newcastle County Down, and work with sellers, and investors throughout Orlando, Celebration, Kissimmee, Davenport, Reunion Resort, and surrounding Central Florida communities.
Here are answers to the questions property owners frequently ask.
Selling Your Central Florida Property
1. Why should I choose Moire McKibbin to sell my Central Florida property?
I bring specialized knowledge of Central Florida’s luxury, second-home, resort, and investment property markets, together with a personal commitment to protecting my clients’ interests.
I don’t simply list a property, and wait for a buyer. I develop a pricing strategy, coordinate professional marketing, negotiate with purpose, and remain personally involved throughout the transaction.
My approach is straightforward: I tell you the truth, protect your interests, and work tirelessly toward a successful closing.
2. What makes Moire’s International Realty different from other real estate agencies?
My approach combines specialized market knowledge with exceptional personal attention.
I understand the operational complexities of investment properties, vacation rentals, non-warrantable condominiums, and international ownership. I anticipate potential problems before they become expensive delays.
My clients receive direct communication, honest advice, and someone who treats their investment with the care, and attention I would give my own family’s property.
One of the biggest compliments that I so often receive from my sellers is about my team. I have put a winning team together; from my Transaction Coordinator, who is like a wonderful personal assistant, the title company, firpta accountant, and mortgage specialist, and yes it is so important to have the whole package flowing seamlessly together.
3. How do you determine the right listing price for my property?
Every property deserves an individualized, evidence-based pricing strategy.
I study relevant comparable sales, current competition, buyer behavior, property characteristics, and market conditions to establish a realistic value.
I will never recommend an inflated price simply to win your listing. My responsibility is to provide accurate information, and help you make the strongest possible financial decision.
4. Will you tell me if my desired asking price is unrealistic?
Absolutely. I believe honesty is one of the greatest services a Realtor can provide.
In January 2026, I advised sellers who wanted to list approximately $1 million above the property’s current market value that their proposed price was unrealistic.
Sometimes protecting a client means telling them what they need to hear rather than what they want to hear.
5. How do you protect sellers from low offers?
I protect my sellers through preparation, market evidence, and strategic negotiation.
When an offer comes in below expectations, I examine the buyer’s reasoning, assess comparable transactions, and communicate with the buyer’s agent to understand whether the offer is an opening position, or reflects the buyer’s actual limit.
I don’t believe sellers should automatically accept a low offer simply because it is presented. My job is to defend their property’s value while keeping productive negotiations possible.
Property Marketing & International Exposure
6. How do you market luxury homes, and investment properties to buyers nationally, and internationally?
My marketing process begins with professional photography and videography, followed by a property-specific exposure strategy.
I work with my marketing company out of Silicon Valley that market extensively not only nationally, but internationally.
My goal is to position each property effectively, and reach buyers who recognize its value, whether they are local, elsewhere in the United States, or overseas.
7. What happens immediately after I list my property with you?
We begin preparing the property for its market launch, including professional photography, videography, marketing materials, and the implementation of its individualized marketing strategy.
I also review important transaction considerations early, particularly for investment properties, and short-term rentals, so that potential obstacles can be addressed before they affect the sale.
Disney-Area Vacation Homes & Investment Properties
8. Do you specialize in selling Disney-area vacation homes, and short-term rental properties?
Yes. Disney-area vacation, and investment properties are a significant part of my specialty. I have many second home owners in Celebration Florida that use for themselves, and I love to sell in Celebration, but I also sell a lot in Davenport Florida, example Solterra Resort, and Reunion Resort where the owners rent their property when they are not using it.
I understand that these properties are not simply residential homes. They may involve guest reservations, property management agreements, rental income considerations, resort restrictions, and specific closing requirements.
For example, coordinating a buyer’s final walkthrough around existing guest bookings is essential. Overseeing that detail can create avoidable problems immediately before closing.
9. Do you have experience selling non-warrantable condominiums, and specialty investment properties?
Yes. Non-warrantable condominiums, and other specialty properties require an understanding of financing limitations, example the lending on select non warrantable condos is presently a 70% LTV. I so often guide and assist the buying agent, and help them get their client qualified.
Otherwise contracts can come in accompanied with the mortage pre approval and without verifying with the lender and having the knowledge to know what documents to ask the lending company for, the sale could fall through days before close. Having several years experience as a non warrantable condo mortgage broker allows me to know exactly the red flags to avoid, and how to get passed hurdles. I have seen so many non warrantable loans fall through because the agent did not foresee the pitfalls.
Also, often there are insurance considerations with non warrantable condos. I have been working with non warrantable condos for almost two decades! And as complicated as this can be for many, I love it.
Not every lender, or insurance company handle these properties.
My experience allows me to recognize potential issues early, and help connect clients, and transaction participants with appropriate specialists, reducing the risk of unexpected complications.
International Sellers & FIRPTA
10. Can you help international owners sell their Florida property while they are overseas?
Yes. I regularly work with clients who live outside Florida and the United States. I have so many clients from Ireland and Scotland that I have never met yet sold over 5 properties for each. I remember one fabulous couple front he Highlands in Scotland. I have sold 5 properties for them. As I would call them over the years I would be asking them are they in Scotland today or Bahrain where the husband worked. Only after selling 3 of their properties several years later did we get the opportunity to meat up in Celebration for dinner.
International sellers may need assistance coordinating tax professionals, title companies, property managers, insurance providers, and other parties involved in the transaction.
I help bring the appropriate professionals together, explain the process clearly, and remain actively involved so clients can make informed decisions without having to manage every detail themselves.
11. What is FIRPTA, and how do you help foreign sellers navigate it?
FIRPTA stands for the Foreign Investment in Real Property Tax Act. It establishes federal income tax withholding requirements that may apply when a foreign person sells U.S. real property.
I understand the importance of identifying potential FIRPTA requirements early, and coordinating with qualified tax professionals.
For example, I assisted an Irish seller who needed to engage a Florida accountant, and address outstanding tax matters before entering into a contract. I helped coordinate communication with the relevant accountants and explained their guidance in straightforward language.
I do not provide tax advice, but I help ensure my clients are connected with the professionals who can.
Closing, Client Care & My Commitment
12. How do you prevent problems from delaying my closing?
I believe in anticipating problems rather than reacting to them.
Insurance binding, title requirements, tax documentation, rental reservations, financing conditions, and final walkthrough arrangements can all affect a closing.
I coordinate with the relevant parties, and work to identify these matters early.
My philosophy is simple:
“A smooth closing doesn’t mean nothing went wrong. It means I handled it before it became their problem.”
13. How involved will you personally be throughout the sale?
Very involved.
I don’t believe a seller should feel abandoned once their property goes under contract.
I stay engaged, communicate with the appropriate professionals, follow up on outstanding matters, and work to keep the transaction moving toward closing.
My clients deserve someone who takes personal responsibility for the work, not someone who disappears when complications arise.
14. What do your clients say about working with you?
One of the most meaningful compliments I receive is that clients feel I treated them like family.
They value personal attention, clear communication, professional guidance, and knowing that someone is genuinely looking out for their interests.
A five-star review means a great deal to me. But when a client trusts me enough to refer their family, friends, or fellow investors, that is an especially meaningful endorsement.
15. What is your personal commitment to every seller?
I won’t stop until we’re closed.
That means remaining committed, resourceful, and personally involved through the challenges that can arise during a real estate transaction.
I cannot guarantee a particular sale price, or that every transaction will close. But I can promise honest advice, determined representation, clear communication, and my full professional commitment to working toward your goals.
I want my clients to know they have someone in their corner who is truthful, direct, sharp, tenacious, and fiercely loyal to their interests.
Ready to Sell Your Central Florida Property?
Whether you own a luxury residence, a Disney-area vacation home, an investment condominium, or a second home you manage from overseas, I would welcome the opportunity to discuss your property’s value, and your goals.
